Terms & Conditions

These Terms & Conditions ("Terms") form a binding agreement between you and ZedHome Real Estate ("ZedHome", "we", "us") governing your access to and use of the ZedHome website, mobile-responsive platform, and any related services (together, the "Platform").

By creating an account, browsing listings, submitting an enquiry, or otherwise using the Platform, you confirm that you have read, understood, and agree to be bound by these Terms and by our Privacy Policy, which is incorporated into these Terms by reference. If you do not agree, please do not use the Platform.

• "User" means anyone who accesses or uses the Platform, whether or not they hold an account.
• "Listing" means a property advertisement published by a Landlord or Agent for sale or rent.
• "Professional" means a tradesperson or service provider (electrician, plumber, builder, and similar trades) who creates a profile in the Professional Directory.
• "Content" means text, photographs, documents, reviews, and any other material submitted to the Platform by a User.
• "Verified" means a Listing or Professional profile that has passed ZedHome's identity or document review, as described in Section 7.

To create an account you must be at least 18 years old and capable of entering a binding contract under the laws of Zambia. When you register, you agree to:

• Provide accurate, current, and complete information about yourself;
• Keep your password confidential and be responsible for all activity carried out under your account;
• Maintain only one account per person, unless we approve otherwise in writing;
• Notify us promptly at zedhome26@gmail.com if you suspect unauthorised use of your account.

We may decline to register, or may suspend, any account that we reasonably believe was created with false information.

ZedHome offers four account types, each with its own responsibilities:

• Customers browse Listings and the Professional Directory, save favourites, submit enquiries, request viewings, and request quotes.
• Landlords list residential or commercial property they own or are legally authorised to let or sell.
• Agents list property on behalf of an owner and confirm they hold the owner's authority to do so.
• Professionals create a trade profile to advertise services, receive quote requests, and be reviewed by customers.

You are solely responsible for the accuracy of the information you submit under whichever account type you register as, and for keeping it up to date as your circumstances change.

By submitting a Listing, you represent and warrant that:

• You own the property, or hold the legal right or written authority to list, sell, or let it;
• The description, price, location, images, and features you provide are accurate and not misleading;
• The property is legally available for the transaction type advertised (sale or rent).

Every Listing passes through a moderation review before it becomes publicly visible, and may be approved, rejected, or removed at ZedHome's discretion — including after publication, if it is later found to breach these Terms. A Listing may also be marked Featured at ZedHome's discretion; this reflects placement, not an endorsement of the property or price.

ZedHome does not inspect properties, verify title deeds, or confirm that a Listing is free of disputes. Buyers and tenants are responsible for carrying out their own due diligence, including a physical viewing and independent legal checks, before entering into any transaction.

Professionals are responsible for the accuracy of their trade category, service area, years of experience, portfolio images, and any qualifications they claim. Submitting a quote request through a Professional's profile does not create any contract with ZedHome — the resulting job, price, and quality of work are agreed and delivered entirely between the Customer and the Professional.

Reviews left on a Professional's profile must reflect a genuine experience. ZedHome may remove or hide a review that is abusive, defamatory, unrelated to the service provided, or that we reasonably believe to be fake.

Landlords, Agents, and Professionals may submit identity documents, proof of property ownership, or trade qualifications for review. If approved, the associated Listing or profile displays a green Verified badge.

Creating an account, listing a property, and creating a Professional profile are currently free of charge. We may introduce fees for certain features in the future — for example, promoted placement of a Listing or profile. If we do, we will give you reasonable notice and update these Terms before any fee applies to your account.

When using the Platform, you agree not to:

• Post a fraudulent, duplicate, or intentionally misleading Listing or profile;
• Impersonate another person or misrepresent your affiliation with a property or business;
• Harass, threaten, or discriminate against another User;
• Upload malicious code, or attempt to gain unauthorised access to the Platform or another User's account;
• Scrape, copy, or systematically extract Listings, profiles, or Content for a competing service;
• Use the Platform for any purpose that is unlawful under the laws of Zambia.

We may investigate suspected breaches of this section and take action under Section 14 without prior notice where we consider it necessary.

You retain ownership of the Content you submit — photographs, descriptions, portfolio images, and reviews. By submitting Content, you grant ZedHome a non-exclusive, royalty-free, worldwide licence to host, display, reproduce, and distribute it on the Platform for as long as your Listing, profile, or review remains published, and for a reasonable period afterwards for backup and legal-compliance purposes.

The ZedHome name, logo, and the design of the Platform are the property of ZedHome and may not be copied or used without our prior written consent. You must not upload Content that infringes another person's copyright, trademark, or other intellectual property rights.

ZedHome is a marketplace that connects Users — it is not a real-estate agency, a party to any sale or tenancy agreement, an escrow service, or a payment processor. We do not collect, hold, or transfer any purchase price, rent, deposit, or professional-service fee on a User's behalf. All negotiations, agreements, payments, and deliveries of service happen directly between Users, at their own risk.

The Platform is provided "as is" and "as available." To the maximum extent permitted by Zambian law, ZedHome disclaims all warranties, express or implied, regarding the accuracy, completeness, or reliability of any Listing, Professional profile, review, or other Content, and does not warrant that the Platform will be uninterrupted, secure, or error-free.

To the fullest extent permitted by law, ZedHome will not be liable for any indirect, incidental, or consequential loss arising from your use of the Platform, or from a transaction, dispute, or interaction with another User — including financial loss connected to a property purchase, rental, or professional-service arrangement made through the Platform.

You agree to indemnify and hold ZedHome harmless from any claim, loss, or expense (including reasonable legal fees) arising from your breach of these Terms, your Content, or a transaction you enter into with another User.

You may close your account at any time by contacting us. We may suspend or terminate an account, remove a Listing, or remove a Professional profile — with or without prior notice — where we reasonably believe these Terms have been breached, the account poses a risk to other Users, or we are required to do so by law. Sections 10 through 13 survive termination of your account.

These Terms are governed by the laws of the Republic of Zambia. Any dispute arising out of or relating to these Terms or your use of the Platform that cannot be resolved informally will be subject to the exclusive jurisdiction of the courts of Zambia.

We may update these Terms from time to time to reflect changes to the Platform or to applicable law. We will update the "Last updated" date above when we do, and where a change is material we will make reasonable efforts to notify registered Users. Continuing to use the Platform after a change takes effect means you accept the updated Terms.
